Warranty Program
A home, like any major investment, needs ongoing attention and care. Your wise decision to purchase a home backed by the 2-10 Home Buyers Warranty Program means you can have confidence in the workmanship, systems, and structural aspects of your new home.
YEAR ONE
Lamar Smith Signature Homes provides the first year warranty coverage for all defects in workmanship and materials (appliances are covered by their manufacturers' warranties).
The builder schedules two main warranty visits during your first year of homeownership:
30-Day Warranty Visit
During your first 30 days of homeownership, you will most likely find a few things that are not easily noticed until you actually live in the home. Just make a list of these items on the form provided at your Orientation Walkthrough, and then email the 30-Day Warranty service request form to warranty@lamarsmithsignature.com or fax the form to 912-557-6367.
11-Month Warranty Visit
As the end of your first year of homeownership draws near, you will receive a letter from us to remind you to submit your 11-Month Warranty Service Request that lists anything you have found or noticed since your 30-Day Warranty Visit. Follow the same process as you did before.

YEARS 2 THRU 10
From years two through ten, your home warranty coverage will be through the 2-10 Home Buyers Warranty Program with the premiums for that coverage paid for by the builder. For detailed information, refer to your 2-10 Home Buyers Warranty booklet provided to you at Orientation or by your New Home Consultant at contract signing. If you have misplaced yours, please stop by our sales centers and ask for a new copy.
TO INITIATE A SERVICE REQUEST
To initiate a service request with Lamar Smith Signature Homes, fill out our online "Warranty Request" form and submit from this website. A member of our Customer Care Team will contact you as soon as possible.
WARRANTY HOURS
Administrative Staff: Monday thru Friday, 8:00 a.m.-5:00 p.m.
Inspection Appointments: Monday thru Friday, 7:30 a.m-4:00 p.m.
Work Appointments: Monday thru Friday, 7:30 a.m.-4:00 p.m.
APPLIANCES
Contact the manufacturer directly with model and serial number, closing date, and description of problem. Refer to your appliance service information sheet in Orientation Manual and to your appliance manuals that you are given during your Final Walkthrough/Home Orientation tour.
EMERGENCY
Emergencies are considered complete loss of electricity, heat or air conditioning outages, or water leaks. During business hours (Monday through Friday, 8:00 a.m. until 5:00 p.m.), call our office: (912) 557-1892
After business hours or on weekends or holidays, contact the trade or appropriate utility company directly using the emergency numbers below:

STORM DAMAGE OR OTHER NATURAL DISASTER
Contact your homeowner's insurance agent immediately. Contain damage as much as possible without endangering yourself. In extreme situations, photograph the damage.
2-10 HOME BUYERS WARRANTY
(1 Year on Workmanship, 2 Years on Systems, and 10 Years on Structural)
The builder's warranty obligations after year one are clearly defined in writing and backed by the warranty insurer arranged by 2-10 Home Buyers Warranty (2-10 HBW). Your home will be enrolled in the program at the date of closing. You will receive a Certificate of Warranty with your builder's name on it in the mail. The builder provides for the 2-10 Home Builder Warranty, and the 2-10 HBW arranges the insurance backing for the builder's warranty.
